Master key systems, explained

A master key system lets different keys open different combinations of doors. A tenant's key opens only their unit. The maintenance key opens every unit plus the mechanical and storage rooms. The manager's key opens everything. Nobody carries a ring of forty keys, and a tenant's lost key does not compromise the building.

We design the system around how the building actually runs, then keep the key schedule so a future change or a lost maintenance key does not mean starting over. Common areas, mailboxes and doors that take a beating

  • Turnover rekeys. Same locks, new keys, old ones dead, done between move-out and move-in. Rekeying is almost always right when the hardware is sound.
  • Keyed-alike common areas. Laundry, trash enclosure, pool gate and roof access on one key that is not the master.
  • Mailbox banks. We replace and rekey tenant compartment locks on apartment mailboxes and privately owned cluster boxes. The carrier's arrow lock stays with the Postal Service.
  • Entry doors and closers. Doors that get propped and slammed all day wear out latches and closers. We repair or replace the hardware and adjust closers so the door actually shuts.
  • Panic bars and exit devices. We install and service them, and tell you when a device is worn past adjustment rather than patching it again.
  • Gates and padlocks. Pedestrian gates, parking gates and storage cages, with salt-air-resistant hardware where the building faces the water.

Scheduling around tenants

Turnover work is booked between move-out and move-in so the new lease starts with new keys in hand. Common-area work is done early in the morning before residents leave for work, or in the evening after they are home, whichever disturbs fewer people. Lockouts and broken doors are handled as they come in, all within 7 am to 9:30 pm, every day; outside those hours, text us the details and we reply as soon as we open. Before we open any door we confirm the person is on your authorized list, or we call you.

Records you can actually use

After every job you get a note of the building, the door, what was done, how many keys were cut and the date. Master key schedules are kept so changes years later are simple, and written quotes are standard, which makes HOA approvals straightforward.

How to set up an account

Email or text us the buildings, the people who can authorize work and the hours each building prefers. If you like, we walk the buildings with you once and note the hardware on every door. From then on your team and your tenants have one number. Pricing works the same for accounts as for anyone else: every job is quoted before it starts, and the price you hear is the price you pay.

Common questions from managers

Do you set up master key systems for small buildings?

Yes, even for a four-plex. A small system is a manager key, a maintenance key and individual tenant keys, often built on the existing locks. We keep the key schedule so the system can grow if you add buildings.

Can you rekey a whole building in one visit?

Usually, for the buildings we see most in Pacific Beach. Rekeying takes about ten to fifteen minutes per lock, so a small building with common areas is a single visit. Larger buildings are scheduled floor by floor so residents are never without a working key.

Do you replace mailbox locks?

Yes. We rekey or replace the tenant compartment locks on apartment mailboxes and on privately owned cluster boxes. The carrier's arrow lock on a cluster box belongs to the Postal Service and is not something a locksmith can change.

Can tenants call you directly?

Yes, if that is how you want it. Give us the names of the people who can authorize work and tell us how tenant lockouts should be handled, and we follow that. Otherwise the tenant calls, we confirm with you, then we go. Either way the tenant shows ID before we open a door.

How do HOA approvals work with you?

We give written quotes that describe the hardware and the work, which is what most boards need to approve a change to exterior doors or gates. Once the board signs off we schedule around residents and note the work in your building record.
