Why hosts move off physical keys and lockboxes

Keys get copied, dropped in the sand at Tourmaline or left inside the unit at checkout, and every lost key means a rekey before the next guest. A lockbox on the gate tells the whole street the place is a rental, and the code in it almost never changes. Cleaners, guests and the occasional friend of a guest all end up with the same code.

A keypad or app lock with a code per stay ends that. The guest's code stops working at checkout, the cleaner has a code of their own, and the lock records who came in and when. Most host jobs are some mix of the following, and we tell you which pieces your doors actually need before quoting anything.

  • Keypad and smart locks with per-guest codes, auto-lock and a physical key override for the day the batteries die. We install locks you have bought or supply ones we trust near the ocean.
  • Door and strike adjustment first. Beach doors swell, sag and drift, and a motor fighting a misaligned strike is the number one reason smart locks fail. We fix the door, then fit the lock.
  • Salt-air hardware. Plated locks on the courts in Mission Beach and the oceanfront blocks of PB seize within a few years. We replace them with finishes that hold up.
  • Shared entry doors. With the owner's or HOA's approval we put a keypad on the building door, or rekey it so guest access does not depend on a shared physical key.
  • Rekeys when a unit changes use: short-term to long-term, a tenant leaving, a cleaner replaced.
  • Sliding patio doors. Boardwalk and bayfront units need a real secondary lock on the slider, not a broomstick.

Guest lockouts, handled

It is 8 pm, the guest is at the door and the code is not working. Text us and we go out with your authorization, or with the guest's booking confirmation if you are unreachable. We check the guest's ID, open the door, then fix the cause: a dead battery, a jammed latch, a code that was never saved. You get a text when the door is working again.

Turnover and cleaner workflow

The setup that causes the fewest 8 pm phone calls: the cleaner has a permanent code that guests never see, guest codes end at checkout, batteries are changed on a calendar rather than when the lock starts beeping, one override key lives somewhere only you know, and a note lists which lock is on which door with its battery type. How to set up a host account

Text or send us the addresses and which doors matter. We keep notes on every one: lock brand, code capacity, battery type, how the door likes to be handled. From then on it is one number for every unit, you can authorize a guest lockout by text, and every job is quoted before it starts, the same as for any customer. No contract, no minimum; the account is just us knowing your doors before the phone rings.

Common questions from hosts

Which smart lock is best for a beach rental?

The one on a door that latches cleanly, with a physical key override and a finish that tolerates salt air. Brand matters less than the door: we adjust the door and strike first, then install a lock you bought or one we recommend, and pair it before we leave.

Can you let a guest in if I am out of town?

Yes. A text from you authorizing entry is enough, or the guest shows us the booking confirmation and a photo ID if you cannot be reached. We open the door, fix whatever caused the lockout and text you when it is done, 7 am to 9:30 pm, every day.

What happens when the batteries die during a stay?

The guest uses the physical override key, which is why every smart lock we install has one. Many keypad locks also have emergency terminals a nine-volt battery can power for one opening. Battery changes go on a calendar so this rarely comes up.

Do you rekey between long-term tenants as well?

Yes. Any time a unit changes hands, whether a tenant leaves, the unit flips between short-term and long-term use or a key goes missing, we rekey so old keys stop working. It is faster and cheaper than replacing locks that are in good shape.

Can you put a keypad on our building's shared entry door?

With the owner's or HOA's approval, yes. We fit a commercial-grade keypad or a smart lock built for a shared door and keep the existing key working for residents. If approval is not possible, rekeying the door and keying it alike with your unit is the next best option.
